September Sales Still Strong

  

KITCHENER-WATERLOO, ON (October 3, 2013) -- There were are total of 478 home sales through the Multiple Listing System (MLS®) of the Kitchener-Waterloo Association of REALTORS® (KWAR) in September compared to 448 during the same period in 2012, an increase of 6.7 percent. Year-to-date 5,132 homes were sold, which is the highest number of units sold to the end of the third quarter since 2007's record breaking year when sales had reached 5,443 to the end of September.

 

Single detached homes in September sold for an average price of $354,507 an increase of 1.8 percent compared to last year. The average sale price for a condominium was $221,810 a decrease of 1.4 percent compared to September of last year. The average sale price of all residential sales through the KWAR's MLS® System increased 2.0 percent to $314,278 compared to September 2012.

 

"We're continuing to see strong residential activity in the Region," said Dietmar Sommerfeld, President of KWAR. "This reinforces the diversity of our economy and the appeal of the Region as a place to live and work."

Residential sales in September included 310 single detached homes (up 6.9% from last September), 46 semi-detached (up 17.9%), 33 townhomes (up 13.8%) and 83 condominium units (down 2.4%). Dollar volumes for September and year-to-date sales were both at all-time highs with increases of 9.0 percent and 8.3 percent respectively.

 

The average price of all residential properties sold year-to-date was $324,837 representing a 4.2 percent increase. Single Detached homes increased 3.7 percent to the end of September, bringing up the year-to-date average price to $368,002.

Holy Moldy

 

Mold is a common occurrence in homes, but it can potentially cause health problems as well as damage to structures and surfaces if it is not controlled. Mold begins growing indoors when spores come in contact with wet surfaces or substances. Once established, mold can be very difficult to remove successfully - so prevention is the key.

MOLD PREVENTION

Mold cannot grow in the absence of moisture. Moisture can take the form of leaks, spills, condensation, and humidity, so controlling sources of moisture is the most important step in mold prevention. Here are some ways to avoid creating conditions in which mold will thrive:

 

Look for signs of leaks in supply and waste lines for bathrooms, kitchens, utility sinks, and laundry areas. Have any leaks fixed and dry the area thoroughly.

 

Check the condition of grout and tile on shower walls, floors, and around bathtubs. Repair and seal damaged grout to prevent mold from being absorbed.

 

Increase ventilation to the outside by using exhaust fans and attic ventilation.

 

Regularly empty and clean drain pans and hoses for air conditioning units and dehumidifiers.

 

Check for roof leaks that allow water to enter attic spaces or build up under roof shingles.

 

If possible, lower the overall humidity in the home to decrease condensation and create a less mold-friendly environment.

 

Places that tend to stay damp, such as showers, may be more difficult to keep entirely free of mold but it can be minimized. Diligent cleaning, opening a window or using a ventilation fan are often enough to keep mold at bay.
 

MOLD REMOVAL

Once mold has become established in the home it can be difficult to eradicate. Depending on the location and severity of the mold problem, a homeowner may need to engage a professional certified in mold remediation to remove it. A qualified professional will also take preventive measures to lessen the likelihood of recurrences.
 

 

Tips for the Hockey Parent

 

(NC) The unsung heroes in Canadian hockey are - without question - the parents. It takes dedication, encouragement, and a whole lot of time and energy to be a hockey parent. Here are some things to keep in mind for all hockey parents, ranging from cost-savers to stress reducers.

 

Take the carpool lane - Connect with other parents on your child's team and make plans to share the driving to and from games. Not only will carpooling give you a much-needed break a few days a week but it will save you money in gas.

 

Get the right equipment - Suiting your child up for the hockey season is the most important step in preparing them for the game and keeping them safe.

 

Be prepared - Save money on last-minute stops to the grocery store or drive-thru by planning ahead. Keep snacks such as crackers, juice boxes and granola bars in the car and pre-program your coffee maker to brew first thing in the morning. This will ensure your hockey player has a chance to eat amidst the busy morning rush and that you stay energized.

 

Have fun - Your child shouldn't be the only one enjoying the hockey season.

 

If the daily trips to the arena are becoming too much, alternate attending games with another family member.

Participate in your own extra-curricular activities - sign up for a class on "hockey-free" days or, if you can't get enough of the sport, look into an adult hockey league.
